Your purchase contract includes a provision that gives you the right to inspect the property you are offering to purchase. There are numerous inspection companies that provide services of this type. It is a good idea for you to accompany the home inspector to ask questions and get to know the home 'mechanics' better. You will receive a written report itemizing the entire inspection. Home Inspections typically cost between $250 - $350.

If Repairs are needed, you can request that the seller make them in accordance with the provisions of the sales contract. Sellers, however, are under no obligation to make such repairs.
